10 Steps to Build your dream home

We want the build process to be an enjoyable one. Crafting your perfect home should be fun and engaging. to make the process easy, we outlined our 10 Steps To Completing Your Journey With TJ Custom Homes.

Pre-Approval

Contact a loan officer and receive a letter of pre-approval to begin your home buying process!

Reminder: You will not need to purchase the lot or take out a construction loan. Just get pre-approved as if buying a standard home.

Home Selection

Review TJ Custom Homes’ available floor plans and select the model that best suits your needs and budget.

Select desired upgrades to customize your dream home!

Lot Selection

Find the TJ Custom Homes’ neighborhood that you love! Then choose the perfect lot to build your home on.

Reminder: Not all lots will work with all home designs. Be sure to verify that your chosen lot is compatible with your home selection.

Selecting Finishes

Meet with TJ Custom Homes’ agent to select the interior and exterior finishes that will make your home come to life! Numerous options are available for your selection.

Reminder: Finishes are to be selected from TJ Custom Homes’ approved choices.

Purchase Agreement

Sign your purchase agreement and formalize your home purchase! 1% of the total purchase price will need to be paid to TJ Custom Homes as a non-refundable downpayment toward your home.

Reminder: Make all upgrade and finish selections before signing the purchase agreement to avoid having an additional fee for a change order.

Start the Loan Process

Provide your loan officer with a copy of your purchase agreement to initiate the mortgage process.

As the home progresses, be sure to provide any new addendums to the purchase agreement to your loan officer so that they may keep your loan updated.

Under Construction

Your home is under construction!

Be sure to drive by and watch it transform before your eyes. Before the drywall is installed, you will meet with your agent to select the location of your phone and cable outlets.

Nearing Completion

As your home nears completion, (4-6 weeks before closing) be sure to coordinate with your agent and have any desired inspections scheduled.

Ensure that your loan officer has scheduled an appraisal and closing date.

Reminder: The closing date will not always be the date of consummation listed on the purchase agreement.

Final Week

About one week prior to closing, schedule a walkthrough to identify any items you would like TJ Custom Homes to touch up before closing.

A final walk-through will be completed with the builder immediately before closing to ensure that identified items were completed.  The builder will provide all warranty information and discuss care and upkeep tips for your home.

Closing Day!

Be at closing attorney’s office at the allotted time and be sure to bring photo identification along with any payment that your loan might require.

Sign all documents and take the keys to your brand new home!

Reminder: All parties signed on the purchase agreement must be present for closing unless a Power of Attorney is completed ahead of time.
